The number is monitored during regular business hours, Monday through Friday. Sunridge Woods is a deed-restricted community. We are a not-for-profit association staffed by member volunteers.  We will do everything in our power to help you.
 
To those visiting and renting, we welcome you to our community. We hope the information you find here will make your time here enjoyable. Please familiarize yourself with our rules and regulations, which we request you observe during your stay.
 
HOMEOWNERS ASSOCIATION DUES
 INVOICES FOR 2025 HOA DUES HAVE BEEN SENT:
 
 
Dues for 2025 are assessed at $195.00 and are due on or before January 1st, 2025. 
 
Dues paid after this time will include a late fee and interest charges.  
 
Dues can be paid by check or money order, or online for a small additional convenience charge. Dues can also be paid by placing a check or money order in the amount of $195.00 (postage-free) in the Association drop boxes (located next to the message board at each entrance), or mailed to: Sunridge Woods Association PO Box 622 Loughman FL 33858. 
 
This information has also been included with your invoice.
 
Please email treasurer@mysunridgewoods.com if you have not received your invoice by November 15th, or if you have not signed up for paperless communication, but would like to pay your dues online. Contact us by email or telephone if you have any questions regarding the payment process.

Upcoming Events
 Fall Yard Sale
 
The Fall Community Yard sale will be held on Saturday November 2nd from 8am to 1pm. Signs have been placed at the front of the Community. Residents are encouraged to participate by holding a sale or visiting the sales of other residents.
 
 HOA Annual Members Meeting
 
The Annual Members Meeting / 4th Quarter HOA Board Meeting will be held on Friday, November 15th, 2024, 7:00 PM at the Polk County Sheriff's Office NE Substation, located at 1100 Dunson Rd in Davenport. Voter registration for any Board Elections will begin at 6:15 pm. The Board Meeting immediately follows the adjournment of the Members Meeting.

Monthly ARB / Board Zoom Meetings
MONTHLY ZOOM MEETINGS
 
ARB meetings to consider pending applications will be held via Zoom on the 1st and 15th of each month. The meeting time and Zoom login for each meeting will be posted here, a minimum of 48 hours prior to the meeting. Members may join the ARB meeting and may speak in reference to their applications, or address the ARB in general, at permitted times. ARB meetings will not be held if there are no applications to consider at that time, and such cancellations will also be posted here.
 
The Board of Directors will meet monthly via Zoom on the 15th only, for the sole purpose of reviewing any properties which may be subject to fining for violations from the previous month. This is NOT a Fining Committee meeting. Members are welcome to join these meetings to observe, but only Board Members will speak and no other business will be addressed. The meeting time and Zoom login for the meeting will be posted here, a minimum of 48 hours prior to the meeting. If no properties are being considered for fining, no meeting will be held, and such cancellations will also be posted here.

Community Bulletins
COMMUNITY BULLETINS:
 
09/04/2024: The next community yard sale is coming on Saturday November 2nd for 2024. We encourage all residents to participate by putting out items for sale or by shopping the sales of other community members. Signs will go out the at the entrances the week prior to the sale. Please remember not to place personal signs for sales on the properties of other residents. They may be placed in the common areas if they are removed promptly following the sale. Please contact us with any questions. Community yard sales are held the first Saturday of April and November each year.
 
08/12/2024: Per Polk County, BEGINNING OCTOBER 1ST, recycling will no longer be collected in our community, so no Monday pickup of any kind will occur. Both Yard Waste and Household Waste (regular trash- green can) will now be collected each Tuesday. Bulk pickup will continue to be the 1st Tuesday of each month.  
 
06/06/2024: Bobcats have been seen and heard being active at night in the last few days in the community. Coyotes and Alligators also tend to be more active during the summer months. Please take extra precautions if you are walking late at night or in the early morning hours, and take precautions for small pets. Any incidents involving wildlife can be reported to FWC at 888-404-3922. 
 
04/05/2024: The Community Yard Sale event is tomorrow, Saturday April 6th. We encourage all residents to put out some items for sale, or shop the sales of others. Thank you to those who participate!
 
02/27/2024: The Board of Directors held the first quarterly board meeting on Monday, February 26, 2024 at 1:00PM at the Polk County Sheriff's Office Northeast Substation, located at 1100 Dunson Rd in Davenport. The agenda and minutes for this meeting may be viewed in the resident's only section of the website.
 
02/09/2024: We have received reports of an aggressive dog being walked (leashed) in the neighborhood. We remind all residents that while walking (with or without your pet) in our Community, the local park, or any where people may be walking animals, to never assume that an animal being walked on a leash is friendly, or that the owner has control over the animal. Precautions you can take to keep yourself safe while walking include giving a wide berth to those walking dogs, especially if you are also walking your pet; utilizing a walking stick; noise deterrent devices; legally approved pepper sprays; and reading up on what to do (and what not to do) should you encounter an aggressive animal as a pedestrian. If anyone has documented information on any such incident, please report it to Polk County Animal Control at 863-577-1762.

Association Contact Information Updated
In order to better serve the community, we have streamlined our email contacts. These changes are now reflected throughout the website.  We will continue to receive messages sent to the previous addresses; however, replies will come from the updated addresses.  Please update your contacts accordingly. 

HOA Drop Boxes
Drop boxes are located at the exit side of Sunridge Woods Blvd and Meadow Green Drive, next to each Message Board.

Please make note of recent changes to Polk County Waste and Recycling pickup for bulk trash and landscaping waste. Certain items will no longer be collected for bulk pickup, and landscaping waste will now only be collected if in bags, bins, or properly bundled per their specifications. See their website for details.
 
Per POLK COUNTY, continue to schedule bulk pickups in advance, even for the designated day. Bulk Pickup in our community now takes place on the 1st Tuesday of each month. Bulk Trash is permitted to be out 2 days prior and the day of pickup each month. Bulk trash on the curb on any other dates will be considered a violation of the trash policy. 
 
  Please sign up for paperless communication via email to paperless@mysunridgewoods.com to help keep costs down. You can also sign up for paperless communication online when you register for the website.

POLK COUNTY LAND DEVELOPMENT DIVISION
These notices have been sent to notify our Association that a land use application has been submitted for the property located within one mile of our neighborhood.  This notice was mailed to us pursuant to our neighborhood registration pursuant to the Neighborhood Bill of Rights adopted by the Board of County Commissioners.

Waste Collection Schedule
Tuesday - Household Waste and Landscape Waste pick up
 
Recycling no longer collected.
 
Bulk Trash - 1st Tuesday each month. It is still advisable to contact Waste Management at 863-284-4319 to schedule pickup, before items are placed curbside to ensure they are not missed on collection day.

Polk County Fire Rescue
Polk County Fire Rescue reminds you that having highly visible house numbers can help emergency responders save valuable seconds when locating a possible emergency.  This can mean a difference between life and death if they cannot provide possible life saving measures in time.
 
Please find below 6 guidelines to follow when you examine your property to see if your number is visible and your address is easy to locate.
 
Number 1 - According to Polk County E9-1-1 Addressing Ordinance 04/89, home address numbers should be clearly visible and at least 3 inches in height to be seen clearly from the street or roadway while traveling in either direction at the posted speed.
Number 2 - Numbers should be made of weather resistant materials and placed on a contrasting background, if possible a reflective coating on the number is recommended for easy visibility at night.
Number 3 - Numbers should be Arabic numbers e.g: 3, not Three or III.
Number 4 - Repair or replace aging address placards, especially on mailboxes that are a distance from the front of the residence.
Number 5 - Prune back bushes, tree limbs and any growth obstructing the house numbers.
Number 6 - Finally, address numbers should be displayed by permanently attaching them to the building front and Mailbox, and be visible from the roadway.
 

VACATION RENTAL OWNERS
To avoid potential compliance violations, please ensure our Association rules regarding trash, parking, animals, and noise and nuisance behavior are posted clearly in the dwelling. If you have any questions, please contact the Association.

Please report any compliance violations (with pictures if possible) to compliance@mysunridgewoods.com. Please see the compliance page for updates and compliance standards.

Pets in the Community
Pets are welcome in Sunridge Woods.  However, all pets, especially dogs, must be leashed when walking and not allowed to wander the community unleashed. Cats should be kept indoors and not allowed to roam. If a pet becomes a nuisance, animal control may be notified by the Association or by other residents.

Security in the Community
If you have installed exterior cameras on your property we would be grateful if you could please notify security@mysunridgewoods.com and be added to our confidential list.  We will not share this information, but in the event of a crime, or problem in your area, we would like to be able to contact you to possibly access your camera footage to help stamp out crime.

Volunteer Requests
The Association would like to thank the residents who have recently volunteered. We look forward to working with you.
 
If you would like to become an Association Volunteer, please email the HOA President at volunteer@mysunridgewoods.com and include what you would be interested in doing for the Association. We also encourage seasonal volunteers to help when they are staying in the neighborhood.
 

NEXTDOOR
The Association does not monitor NextDoor, etc. on a regular basis.
 
If you have a problem that needs to be addressed by the Association, please contact us, so that the matter can be addressed and resolved through the proper channels.
 
Complaining about your neighborhood for all to see, does not reflect highly on our Community 

Garden of the Month
The Garden of the Month Award is given to members who demonstrate exemplary groundskeeping on their property. The Award of Merit is given similarly, or to members who have made noticeable aesthetic improvements. This award is noted by signs which are placed on the winning properties each month. 
 
If you have received an award, congratulations and thank you so much for being an example of outstanding property maintenance in our community. 
 
You are free to move the sign to the location of your choosing in your yard, but please return it to a location by the road edge on the last day of the month, so volunteers can retrieve it. 
 
The Home of the Year award is given on an annual basis by the Board of Directors, to a home which has maintained outstanding standards continuously. This award is announced at the annual Members Meeting.
