Architectural Review Board (ARB)
Welcome to the Sunridge Woods Association ARB Page
 
ARB meetings are now held via Zoom on the 1st and 15th of each month. All applications submitted up to 48 hours prior to each meeting date will be considered. Please submit your ARB applications well in advance of any scheduled work to ensure adequate time for the approval process. Meeting times and Zoom information will be posted on the main page 48 hours prior to the meeting date.
 
Please use one of the application forms if you need to make any exterior improvements or modifications to your home (see below for a list of projects which require ARB forms to be submitted.) Depending on the nature of your project, additional plans, drawings or material sample images may also be required.
 
For specific rules, requirements or limitations regarding all projects, please check the ARB Planning Criteria. Projects must adhere to any listed criteria in order to be approved. Feel free to contact us with any questions or concerns.
 
Use the Paint form or Tree form as needed, and the Non-Paint form for all other projects.

SUMMARY OF PROJECTS WHICH REQUIRE ARB APPROVAL:
 
(USE PAINT FORM FOR EXTERIOR PAINT, NON-PAINT FORM FOR ALL ELSE.) IF THE PROJECT IS NOT SPECIFIED ON THE NON-PAINT FORM, USE THE “OTHER” CATEGORY:
 
  • EXTERIOR PAINTING OF ANY PART THE DWELLING INCLUDING WALLS, DOORS, WINDOWS, TRIM, FLASHING, GUTTERS, ETC.
  • FENCE INSTALLATION OR REPLACEMENT
  • EXTERIOR PAINTING OR STAINING OF ANY FENCES
  • MAILBOX REPLACEMENT OR PAINTING
  • INSTALLATION OF PATIOS, PORCHES, STONE PATHS, WALKWAYS, SIDEWALKS, ETC.
  • INSTALLATION OF NEW GARDEN BEDS OR PLANTERS, LARGE STATUARY, FOUNTAINS, OR WATER FEATURES WHICH WOULD BE VISIBLE FROM ANY STREET OR TO OTHER LOTS
  • INSTALLATION OF TRASH HIDES
  • POOL INSTALLATION 
  • SOLAR PANEL INSTALLATION 
  • LIGHT POLES/FREE STANDING LIGHT FIXTURES
  • DRIVEWAY REPLACEMENT OR COLORED SEAL APPLICATION
  • WINDOW REPLACEMENT
  • ROOF REPLACEMENT/RESHINGLE
  • EXTERIOR OR GARAGE DOOR REPLACEMENT
  • MODIFICATION OR REMODELING OF THE EXTERIOR, INCLUDING THE INSTALLATION OF (OR CHANGES TO / REPLACEMENT OF EXISTING) PATIOS, PORCHES, DECORATIVE FACADES OR TRIM, CHANGES TO COLUMNS, ETC. 
  • DWELLING ADDITIONS OR SHEDS
  • RESODDING OF THE LAWN
  • TREE REMOVAL
  • EXTERIOR BACKUP GENERATORS
  • ANY AND ALL OTHER PROJECTS WHICH MIGHT NOTICEABLY CHANGE THE EXTERIOR APPEARANCE OF THE YARD OR DWELLING- if you are unsure, submit a form anyway to ensure changes will not be requested after completing an unapproved project. 
 

PROJECTS WHICH CURRENTLY DO NOT REQUIRE ARB APPROVAL:

  • SEPTIC TANK/DRAIN FIELD REPLACEMENT (however lawns will need to be corrected and if they are to be fully replaced with new sod we ask that an ARB form be submitted for resodding of the lawn.)
  • POOL CAGE SCREEN REPLACEMENT (screens only- replacement of the metal structure does require ARB approval)
  • HVAC REPLACEMENT
  • GARAGE OR PORCH LIGHT REPLACEMENT / LANDSCAPE LIGHTING (though the ARB reserves the right to request changes if fixtures are deemed inharmonious or light levels are too bright/distracting). 
  • TREE INSTALLATION (but it is wise to ensure they are installed in ways will not affect septic, irrigation, foundations, and they should be planted within surveyed property boundaries, accounting for any easements)
  • HOLIDAY LIGHT DISPLAYS (though they must be used and removed as described in the documents/planning criteria)
  • WELL INSTALLATION (irrigation wells only- potable wells are not permitted. well caps/pump equipment must not be visible)
 
Please note that many of these project may also require a permit from Polk County. The Association is in no way involved in the permit process. In addition to being a legal requirement, getting necessary permits protects owners from potential liability or building code violations and ensures properties will meet legal requirements when sold.
